  • Johnny has gone shopping with Amber for the festival – very romantic. Pat and Helen think it’s sweet. Tom arrives back from his trip complete with samples of pickled veg.
  • Rex hopes he is going to meet up with Anisha at The Bull. She’s very busy but thinks she can drop in. Then Pip turns up and asks him to go with her to check the sheep. She uses the chance to offload about Toby. She still feels really bad about it and it’s weird being single again. Rex says it isn’t so bad. He understands though – Toby cutting her off hurts. She suddenly blurts out that she is so bad at relationships – even when she has the choice she picks the wrong brother. Things get very awkward and Rex rushes off.
  • Pat and Tony tell Helen and Tom about the £1m offer from Justin. Tom is astounded. Obviously it’s subject to planning permission for the houses. Both of them are thrilled. It would be a life changer. With that kind of money they could do something amazing. Pat and Tony want him to slow down but Tom still is getting carried away. Tony admits he isn’t happy about the whole thing. He doesn’t want to sell the land to Justin and wants to explain why.
  • When Rex gets to the pub, Anisha is about to leave. He tries to apologise but when she finds out it was because of Pip, she leaves in a huff. Pip rings to check that they are still friends and in rather a depressed way, he agrees.
  • Tony tries to explain that it is about the principle. The farm is about land. And what will the neighbours think about 18 houses with all the cars and people. Tom can’t believe it. Every time they try to do something to take the farm forward, Tony stands in their way. Pat says she understands why Tony feels the way he does but on balance she thinks they should sell. Tom says since it is 3:1 they should call Justin straight away but Tony refuses. They all need to take time to think about it.
