Paul advises against Matt’s buy-to-let plans. Pip finds Gray Gables a quiet place to revise and sleep.

• Paul’s visiting Lilian, she sounded worried on the phone. Lilian explains Matt wants to buy properties to refurbish and then let. All in her name so she’s carrying the can if it fails. Paul advises against, the market’s awash with rentals, tenants can pick and choose. Lilian had thought the same. Matt’s out of date. If it must be property in this market, Paul says, buy, refurbish to a high standard, which Lilian has an eye for, and sell. Paul would go into business with Lilian like a shot.
• Jennifer arrives as Paul’s leaving, seemingly stopping him from saying more to Lilian. Jennifer digs, but Lilian’s clear; Matt’s out on Tuesday and she’s thinking about nothing but a special homecoming and enjoying his freedom back together.
• Kenton shows pictures of a nine-year old Meriel wearing his present of a necklace to Elizabeth and Pip. His sister points out how he could have done more to see Meriel, if not this year then last. Flights to New Zealand are cheaper if he plans ahead. And she won’t view Jaxx’s, unlike him she hasn’t time to wander the countryside showing off pictures of her children.
• Pip tells Elizabeth about her row with Jude. Auntie offers supper followed by a room to revise in. Pip accepts, and then asks to stay overnight rather than return to Jude’s. It’s so much quieter here.
