Ruth and David agree to let Rickyard Cottage to Emma and Ed.

Radio Times: Ed gets an answer to his prayers.

• David kindly waits until 7:30am before phoning Annabelle to shout at her about the ‘betrayal’. Annabelle points out she kept Borchester Land’s confidences just as she kept Ambridge Heat and Power’s. David rings off after one last tirade.
• Ed tells Tom that this isn’t ‘The Apprentice’ and he shouldn’t knife Oliver’s small team in the back by trying to poach milkman Jazzer. Tom says he wasn’t trying to make trouble.
• Pip presses Ruth about deciding Rickyard Cottage’s future. It would be cool to have Ed and Emma there. Grumpy David says it’ll be fine until Will turns up with a shotgun, then mutters a few other objections. Once Ruth’s left, Pip nags David; didn’t he and Ruth get help when they were young?
• While visiting Emma at Jaxx, Ed tentatively asks Pip if her parents have mentioned Rickyard but quickly backs off when it’s awkward for her. He offers her a lift home.
• Pip’s shows Ed a new calf. Ruth and David arrive and Ed starts to make it easier for them to turn him and Emma down. He’s surprised and delighted when they say yes!
